Our client, a local commercial landlord, acquired this circa 30,000 Sq.ft Thames riverfront office premises in 2019, lying on a plot of over an acre close to the town centre.
The brief was to bring the property right into the 21st century and to maximise its potential on the beautiful stretch of the river Thames it overlooks.
The project involved a complete revamp of the interior and exterior, including superior glass curtain walling, a large business lounge with a river terrace, a roof terrace, and along with state-of-the-art heating and cooling and exposed services throughout, it is an engineering masterpiece.
The building was taken back to its shell and core, with over 100 tonnes of reinforced concrete removed to create wide-open internal communal spaces.
Along with new raised floors, new electrical services from the sub-station onwards, computer-controlled lighting, new glass ‘walk through’ lifts, Spa quality showers and toilets, the building not only rates a high EPC B but is essentially equivalent to a new build property with flexible hybrid working at the very top of the design brief.
